Whether the surface of a flat is calculated as a brutto floor area (includes walls) or netto floor area, the difference between brutto and netto area can be up to 20%. Therefore, it is very important when buying an apartment not only what the residential flat surface is but also how this area is calculated. In Croatia there is no law regulation that determines the exact way of property surface calculation, and there are two methods that are used:
- Calculation of netto usable area, according to JUS-standard that it has been derived from is method that all surfaces are reduced to a single, averaged surface by coefficients which depend on the use and quality spaces. So the most of the Croatian companies, sellers and buyers learned to calculate the spaces by using this method, so it is believed that this is standard norm of calculating space.
- Since year 2002 Croatia has taken ISO standard for the calculation of area and volume, which differs covered surfaces, the space under construction, the net floor area, area inside the walls and brutto area space. Net area has been divided into useful space, servise space and communication area.
The surface can be calculated by any method, it is important that it be clearly stated in the contract, attachments, drawings, sketches and that all real estate in one area calculated by the same method.
