WAY OF WORK AND GENERAL CONDITIONS OF THE AGENCY KVINTET Ltd

The general business conditions determine the working relation between the Real Estate Agency Kvintet d.o.o. (hereinafter: Kvintet Real Estate Agents) as the broker, and the client (a physical or legal person).

With the formation of the Brokerage Contract, the client accepts that they are familiar with and in agreement with the conditions of business of Kvintet Real Estate Agents.

When the seller turns to the agency Kvnitet Ltd. to be the real estate sale intermediary, the agency makes an inspection to the real estate, makes an insight into the legal documents on property, and settles the general conditions. Afterwards they sign the contract on real estate sale intermediation.With owners' permission, the agent makes necessary photos of the property, in order to make presentation to the potential buyers. 

Kvintet Ltd. does following services for the seller:


they inform seller about the situation on the real estate market, which is important for the price forming
- advertising in the media in the way chosen by the intermediary

- organizing and leading the inspection of the property with the client, as well as leading negotiations during contracting process

composing pre-sale anr/or sale contract

- assisting by takeover of the property and composing the takeover report

 

For the services carried out by selling property, Kvintet Ltd. charges the seller a commission in amount 3% + VAT (23%) of sale price. Commission is payable by the pre-sale or sale contract signing. For the paid commision the client receives a bill. 

When the buyer turns to the agency Kvnitet Ltd. to be the real estate buy intermediary, they sign a contract on real estate buy intermediation. In the contract there are stated sell price, payment conditions, procedure and time of takeover of the property etc. 

Kvintet Ltd. does following services for the buyer:


- gives the buyer proof on real estate ownership

- composes pre-sale and/or sale contract

- coordinates the buyer and seller signature notarization at the notary office

- the Kvintet agency representative is present at the act of payment in the bank and at the takeover of the sold real estate, by which occasion is also being signed a record on takeover by seller and buyer

Upon a procuration of the buyer, Kvintet ltd does following actions for the buyer:

submits tax declaration at the tax office and the real estate transfer tax in Croatia is 5% from the contract price or 1,5% for the new houses and flats

- arranges all the documents necessary for transfer of the overhead expenses duty to the new owner

- submits the sale contract and request for the ownership registration on the new owner in the land register

 

For the services accomplished at the sales intermediation Kvintet ltd charges to the buyer a commission of 3% + VAT(23%) of the selling price. Commission is payable by the pre-sale or sale contract signing. For the paid commision the client receives a bill. 

Annual on-going costs

- Waste Disposal Charges are around 40 euro

- Communal expences are around 50 euro

- Electricity charges - 0n 01.08.2009 charged @ 10 cents per kWh

- Water charges - On 01.08.2009 one cubic meter of water costs 92 cents

- Property maintaining which is obligatory for the flats and not for the other objects goes from 168 euro to 300 euro per month.
